These Terms and Conditions (“Terms”) govern bookings made directly through https://www.owllodges.co.uk/ for accommodation at Owl Lodges and related services. By making a booking or paying a deposit or balance through our website, you agree to these Terms. Please read them carefully before booking.
If you book through a third-party platform (such as Airbnb or Booking.com), that platform’s own terms and cancellation rules apply to that booking.
1. About us
Owl Lodges offers luxury A-frame lodge accommodation at Nannerch, Mold, North Wales, UK. We operate two lodges:
- Too-wit Lodge — sleeps up to 4 guests; dogs are permitted subject to the pet conditions below.
- Too-woo Lodge — sleeps up to 4 guests; not suitable for dogs; particularly well suited to families with young children.
Both lodges may be booked individually or together for exclusive use of the site (sleeping up to 8 guests across both lodges).
2. Making a booking
Bookings are made through our online booking system on the website. A booking is confirmed once you receive a booking confirmation email from us and payment has been successfully processed (unless we agree an alternative arrangement in writing).
You must be at least 18 years old to make a booking. You are responsible for ensuring that all information you provide is accurate and complete, and that all members of your party will comply with these Terms.
The person making the booking acts as the lead guest and is responsible for the conduct of everyone in the party and for all charges arising from the stay.
3. Prices, payment, and extras
Prices are shown in pounds sterling (£) and include VAT where applicable. Nightly rates vary by date and day of week as displayed in the booking calendar at the time of reservation.
- Payment — full payment is taken at the time of booking via our secure Stripe checkout unless we agree otherwise in writing.
- Length-of-stay discount — stays of 7 nights or more may receive an automatic percentage discount where shown at checkout.
- Dog stay fee — an optional flat fee of £20 per stay applies at Too-wit Lodge only when you select the dog option during booking. Too-woo Lodge does not accept dogs.
- Promotional offers — discount codes or gap-fill promotions must be applied at the time of booking and cannot be added retrospectively unless we agree in writing.
We reserve the right to correct obvious pricing errors before a booking is confirmed. If an error affects your booking, we will offer you the choice to proceed at the correct price or receive a full refund.
4. Check-in, check-out, and access
- Check-in — from 4:00 PM on your arrival day.
- Check-out — by 10:00 AM on your departure day.
Early check-in or late check-out may be available by prior arrangement, subject to availability and any additional charge we specify.
Full directions and access information are provided in your booking confirmation and pre-arrival communications. Please contact us if you expect to arrive significantly later than planned.
5. Guest responsibilities
You agree to:
- use the lodge and facilities only for lawful holiday purposes and not for parties, events, or commercial activity unless agreed in writing;
- respect maximum occupancy limits (4 guests per lodge unless both lodges are booked together);
- keep the lodge and hot tub areas clean and tidy, and report any damage, maintenance issues, or safety concerns promptly;
- not smoke anywhere inside the lodges;
- follow any reasonable house rules provided before or during your stay;
- leave the property in a reasonable condition at check-out, including disposing of rubbish in the bins provided.
We reserve the right to charge for professional cleaning, repairs, or replacement where excessive mess, damage, or rule breaches occur, or to terminate your stay without refund in cases of serious misconduct.
6. Pets
Dogs are welcome at Too-wit Lodge only. You must select and pay the optional dog stay fee when booking. Too-woo Lodge does not accept pets.
Dogs must be house-trained, kept under control at all times, not left unattended in the lodge unless agreed in advance, and must not be allowed on beds or furniture. You are responsible for any damage or additional cleaning caused by your dog. We may refuse or terminate a stay if a dog’s behaviour poses a risk or nuisance to the property, wildlife, or neighbours.
7. Hot tubs
Each lodge has a private hot tub on the deck, sanitised with bromine (salt-based) rather than chlorine. Towels and robes are provided. Hot tubs are maintained between stays.
Hot tub use is at your own risk. Children must be supervised at all times. Do not use the hot tub if you are under the influence of alcohol or drugs to a degree that affects your safety, or if you have a medical condition that may be aggravated by hot-water immersion. Glass is not permitted in or around the hot tub area. Please follow any safety instructions provided on site.
8. Cancellations and changes by you
If you need to cancel or change your booking, please contact us as soon as possible by email at cvl-lodges@outlook.com or telephone on 07740 344 821.
Unless we agree otherwise in writing, the following cancellation terms apply to direct website bookings, based on the date we receive your written cancellation request:
- 56 days or more before arrival — full refund of amounts paid, minus a reasonable administration fee of £25.
- Between 28 and 55 days before arrival — 50% refund of the total booking value.
- Between 14 and 27 days before arrival — 25% refund of the total booking value.
- Less than 14 days before arrival — no refund.
Date changes are subject to availability and may be treated as a cancellation and rebooking where the arrival date falls within a non-refundable period. If we are able to re-let the lodge for the same dates, we may, at our discretion, offer a partial refund or credit beyond the amounts above.
We strongly recommend that you take out adequate travel insurance, including cover for cancellation, curtailment, and winter weather disruption.
9. Non-arrival
If you do not arrive on your scheduled arrival date and have not contacted us, we may treat the booking as a cancellation with no refund and may dispose of perishable welcome items.
10. Cancellations and changes by us
In rare circumstances we may need to cancel or alter your booking (for example due to essential maintenance, serious property damage, or circumstances beyond our reasonable control). If this happens, we will offer a full refund of amounts paid for the affected booking or, where possible, suitable alternative dates or accommodation.
Our liability in such cases is limited as set out in section 13 below.
11. Unforeseen circumstances and access
The lodges are in a rural Area of Outstanding Natural Beauty. In severe weather, including snow and ice, local roads may be untreated and access can be difficult. You are responsible for ensuring your vehicle and route are suitable for the conditions. We are not liable for delays, inability to reach the property, or curtailment of your stay caused by weather, road conditions, or other events outside our reasonable control.
12. Add-on products and experiences
Optional products and experiences (such as celebration hampers, art workshops, or guided walks) may be purchased separately through our online shop. These are separate contracts governed by these Terms where relevant, plus any product-specific information shown at checkout. They cannot be added to the same checkout as a lodge booking.
13. Liability
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be limited or excluded by law.
Subject to the above, our total liability to you for any claim arising from your booking or stay shall not exceed the total amount you paid to us for that booking.
We are not liable for indirect or consequential losses (including loss of profit, loss of enjoyment, or alternative accommodation costs), except where such exclusion is not permitted by law.
Facilities such as hot tubs, countryside paths, and local attractions are used at your own risk. You are responsible for the supervision and safety of all members of your party.
14. Complaints
We want every guest to have an excellent stay. If something is not right, please contact us during your stay so we have the opportunity to resolve the issue. You can reach us at cvl-lodges@outlook.com or 07740 344 821.
If you remain dissatisfied after your stay, please write to us within 28 days of departure with full details. We will review your complaint and respond within a reasonable time.
15. General
- Entire agreement — these Terms, together with your booking confirmation and any house rules we provide, form the entire agreement between you and us regarding direct bookings.
- Assignment — you may not transfer your booking to another person without our prior written consent.
- Severability — if any part of these Terms is found to be unenforceable, the remaining provisions will continue in effect.
- Governing law — these Terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, without prejudice to your statutory rights as a consumer.
